The Land Registry queries listed in the previous screen can, clearly, be avoided by taking a few steps:

  • Check that the Form 17 correctly specifies the registration that is required;

  • Check that all necessary documents are produced to justify that registration;

  • Check that the documents are specified on the form;

  • Check that all documents are dated, don’t contain blanks, and are properly executed, and that witness’s names are legible;

  • Check that appropriate Stamp Duty has been paid on the Deeds and the PD Stamp and/or Adjudication Stamp affixed, where required;

  • Check that any variation in names is explained;

  • Check what fee is required, and submit the exact fee.
